Adam Berger

Senior Managing Director - Head of Asset Management

Adam brings more than 25 years of multifamily real estate experience spanning asset management, property operations, portfolio growth, lease-up, stabilization, and value-add strategies. As Head of Asset Management, he is responsible for overseeing portfolio performance, advancing asset-level business plans, and partnering with property management teams to optimize net operating income and enhance long-term asset value.

Prior to joining Forum, Adam held senior leadership roles with Apartment Management Consultants, Avenue5 Residential, Mill Creek Residential Trust, and Alliance Residential Company. Most recently, he oversaw operations for approximately 17,000 multifamily units across six states while managing client relationships and business plan execution for institutional and private investment partners. Previously, he helped grow a regional portfolio by more than 6,000 units at Avenue5 and, at Mill Creek, directed 13 development projects through stabilization and disposition, representing nearly $1.75 billion in sales volume.

Adam holds a Master of Business Administration from the University of Phoenix and a Bachelor of Arts from Metropolitan State University of Denver. He is a Certified Property Manager (CPM), Certified Apartment Manager (CAM), and licensed Colorado real estate broker. Adam currently serves on the Colorado Apartment Association Board of Directors as well as the Apartment Association of Metro Denver Board of Directors. Outside of work, Adam enjoys golfing, home projects and adventuring around Colorado and abroad with his wife Lexie and three children.
