Job Title Director - Originations - Private Credit Posting Duration: This posting will be closed December 19th, 2025 and will only be extended if we need to see more candidates to fill the position. Position Summary: The Director – Originations is a key member of the Private Credit team, responsible for sourcing investment opportunities including preferred equity, mezzanine, JV equity, and Co-GP structures, supporting the development, acquisition, recapitalization, and refinancing of (primarily) multifamily assets. The role will have a regional focus on the East Coast (Northeast, Mid-Atlantic and Southeast MSAs). Responsibilities will include market analysis / selection, deal sourcing, underwriting, preparing investment committee materials, and maintaining / expanding relationships with developers in designated markets. The candidate will also work together with the Head of Private Credit, Portfolio Management team and senior management to establish the company’s short-term and long-term investment strategies aimed at expanding the company’s portfolio and maximizing the value of its portfolio. Essential Functions: Responsible for the sourcing, underwriting and execution of investment opportunities in designated markets, working with leadership, Portfolio Management, and other departments to create business plan for each investment opportunity. Develop, maintain, and manage real estate networks to source investment opportunities, including spending significant time in the designated markets. Track and maintain a pipeline of investments, including potential deals and the outcomes of other market transactions. Assist in preparing presentations for each investment, to include detailed business plans, construction budgets, financial forecasts, and exit strategies. Assist in completing comprehensive due diligence procedures on investment opportunities, including market research, loan documentation, development plans, and joint venture negotiations. Work with Portfolio Management to help structure, negotiate, and close transactions. Assist in the developing, communicating, and implementation of the investment strategy to include the potential of assisting raising capital and identifying equity partners. Represent Forum at industry events. Skills, Qualifications, Additional Responsibilities Experience working across the full timeline of a deal including initial review, underwriting, investment committee, due diligence, development (as appropriate), and asset management. Experience sourcing, structuring, and executing debt and/or equity transactions within designated markets. Experience and comfort to independently field investor questions. Excellent financial modeling, research, quantitative and analytical skills combined with a growing network of relationships to source investment opportunities. Strong interpersonal skills with a demonstrated ability to work with internal and external business partners, consultants, and clients. Ability to effectively communicate complex issues both verbally and in writing to senior management and clients. Highly self-motivated with the ability to work effectively independently and within a fast-paced, team environment. Highly organized and skilled at prioritization and time management. Adept communicator both orally and written. Results driven. Exceptional attention to detail and accuracy in performance. Education & Technical Skills 8+ years related experience and/or training, or equivalent combination of education and experience. No certifications required. Compensation Information: Base salary range is $140,000 to $180,000. This range is estimated for this role; actual pay may be different. This position could be hired as a Senior Associate or an Associate Director depending on the level of experience we find.
