As Asset Manager, she is responsible for efficient operations and oversight of property management partners of Forum’s portfolio of properties across the country. Prior to joining Forum, Claudia was a Capital Markets Associate at Revantage in Chicago where she worked directly with Blackstone’s portfolio companies placing debt on new and recently acquired assets. Before that she held a series of roles at Wintrust Financial including a Commercial Real Estate Lending Officer, Portfolio Manager, and Credit Analyst. Claudia holds a bachelor’s degree in Commercial Real Estate and Finance from Marquette University. Outside of work, Claudia enjoys adventures outdoors with her husband and dogs, Finley and Louie.
Job Title Senior Director - Asset Manager POSTING DURATION This posting will be closed October 9, 2026, and will only be extended if we need to see more candidates to fill the position. POSITION SUMMARY The Senior Director, Asset Manager will operate as a senior member of the asset management team responsible for supporting the performance of lease-up communities and high-priority assets across the portfolio. This role partners closely with asset management, property management, operations, marketing, and on-site teams to improve occupancy, leasing velocity, revenue performance, resident experience, and overall asset execution. This individual will serve as a dedicated resource for communities requiring focused leasing, stabilization, and operational support, with an emphasis on diagnosing performance gaps, implementing practical solutions, and driving measurable results. Essential Responsibilities Lease Up: Develop and execute lease-up and stabilization strategies in partnership with property management for assigned communities, including traffic generation, leasing conversion, pricing recommendations, renewal positioning, and occupancy planning. Performance Analysis: Review leasing, occupancy, availability, concessions, delinquency, traffic, conversion, and renewal trends to identify risks, root causes, and opportunities for improvement. Specifically building strategy plans aligned with asset goals and influencing performance of the property managers while holding them accountable for execution of the strategies. On-Site Execution: Partner with site teams to improve leasing discipline, follow-up cadence, tour experience, make-ready readiness, resident service, and day-to-day execution against performance goals. Marketing and Outreach: Coordinate with property team marketing and operations to assess presence, digital advertising, signage, outreach, reputation management, event strategy, and broker or locator activity where applicable. High-Priority Asset Support: Assist in the development, tracking and implementation of action plans for assets experiencing occupancy, leasing, revenue, operational, staffing, reputation, or resident experience challenges. Reporting: Prepare clear and timely updates on leasing velocity, occupancy progress, action plan status, competitive positioning, risks, and recommended next steps for asset management and senior leadership. Skills, Qualifications, Additional Responsibilities Strong leasing, sales, and operational execution skills with the ability to influence outcomes through a combination of higher-level analysis and strategy buildout along with hands-on partnership with on-site teams. Highly analytical, with the ability to interpret property performance data, identify trends, and translate findings into actionable recommendations. Excellent communication skills with the ability to provide concise updates, facilitate problem solving, and build trust with internal and external partners. Including developing and supporting efforts toward strengthening the overall AM team via communicating lessons learned and applying enhanced practices that can be implemented across the entire Forum portfolio. Ability to manage multiple priorities, travel between communities as needed, and maintain urgency in fast-paced or high-pressure situations. Demonstrated ability to coach leasing teams, reinforce accountability, and support consistent adoption of leasing standards and operating procedures. Strong problem-solving skills and comfort working through ambiguity, competing priorities, and performance challenges. Collaborative approach with asset management, property management, marketing, construction, maintenance, and accounting partners. High attention to detail, strong follow-through, and a demonstrated sense of ownership for results. Education & Technical Skills Bachelor’s degree in business, real estate, finance, marketing, hospitality, or related field preferred; equivalent property management or asset management experience may be considered. 10+ years of multifamily regional operations, lease-up, property management or asset management experience required. Proficiency with Microsoft Office Suite, especially Excel, Outlook, Word, and PowerPoint. Experience with Yardi, CRM/leasing platforms, pricing tools, reputation management tools, and reporting dashboards preferred. Strong understanding of multifamily leasing, pricing/revenue management, concessions, traffic generation, resident retention, renewal management, and market positioning. Ability to travel regularly to assigned communities and work occasional evenings or weekends as business needs require. Compensation Information: Base salary range is $150,000 to $200,000. This range is estimated for this role; actual pay may be different.
