Should we buy or hold off?
It’s a question many investors are asking right now.

With the recent fluctuations in the 10-year Treasury yield—triggered by renewed tariff pressures and recession concerns—uncertainty is in the air. But at Forum, we believe this is a time to act with strategic conviction, not hesitation.

Here’s why we’re leaning in:

  1. In late 2023, yields dipped to similar levels1. We saw opportunity then—and we see it again today.
  2. The market is presenting a rare combo: potentially lower cap rates and borrowing costs plus a significant slowdown in multifamily supply.2
  3. For long-term investors focused on strong basis, operational control, and downside protection, we believe this is not a moment to be passive.
  4. Replacement costs are not coming down. In fact, we believe they’ll continue to rise regardless of shifting federal policy.
  5. Waiting for perfect clarity may mean missing the most favorable entry points—when price dislocation is most pronounced.

The bottom line: We believe opportunity lies in disciplined action, not in waiting for the “all clear.”
